TIMELINE

1998

  • Hines enters the South American market with a regional office in São Paulo.
  • The company is selected to develop its first 55,700-square-meter project in the Faria Lima region.

1999

Hines wins a bid to develop a custom-built distribution center for Unilever, to be operated by DHL, and acquires land in Louveira, in the interior of São Paulo.

2000

Hines develops the Distribution Park concept, launching DP Louveira, strategically located in one of Brazil’s key logistics corridors.

2005

Hines wins the bid to incorporate two new distribution centers for DHL and Kraft Foods.

2006

  • The built-to-suit distribution center for DHL and Kraft is completed, along with a second speculative warehouse at the Louveira DP. Together, they add 49,700 square meters to Hines’ logistics portfolio.
  • The company’s industrial portfolio is further expanded with the completion of the DHL and Kraft distribution center in Araucária, Paraná.

2007

Hines’ industrial property portfolio continues to grow with the acquisition of the 64,000-square-meter DP Rio and the construction of two additional warehouses in Louveira.

2008

  • Construction of the 150,000-square-meter Embu I Distribution Center is completed.
  • A warehouse is acquired in Osasco, and five other distribution parks are incorporated, totaling 450,000 square meters.
  • Another expansion of the Louveira Distribution Park.
  • Land is acquired in Cajamar for a new distribution center.
  • Retrofit of a logistics center near Guarulhos International Airport.
  • New distribution center on Presidente Dutra Highway in Rio de Janeiro.
  • Land is acquired in Manaus for the development of Hines’ first distribution center in the city.
  • A total of 271,000 square meters of logistics space is leased in 2008.
  • Tenants include Adidas, Walmart, Decathlon, DHL, CEVA, and DrogaRaia.
  • That same year, Hines REIT acquires 149,000 square meters of logistics space in five buildings.

2009

  • During this period, 110,000 square meters of logistics space were leased in the Embu I, Manaus I, and Guarulhos DPs. Tenants include Carrefour, Kasinski, Walmart (leasing its second warehouse), Sat Log, and Sete Estradas.
  • Some Hines logistics parks were delivered this year: DP Louveira (warehouses 8 and 9) and the first phase of DP Cajamar.
  • Hines also began construction on the first phase of Distribution Park Dutra, a 47,900-square-meter warehouse.

2010

  • Hines and an American pension fund form a fund focused on industrial and residential platforms, with a total investment of US$200 million.
  • Warehouses 8 and 9 at the Louveira DP are sold, and the operations achieve record returns for investors.
  • The fund has seven other industrial properties/warehouses with vacancy rates of only 8%.
  • The Avon DC is delivered, with 85,000 square meters.
  • Hines do Brasil leases a total of 222,000 square meters in 14 different transactions.
  • Two new projects are approved, bringing Hines do Brasil’s total investments in industrial assets to 15 in 13 years.

2011

  • Hines begins construction on two more logistics parks, in Manaus and Embu, responding to strong demand in these markets.
  • Hines approves a new investment of US$152 million from the American pension fund for its successful logistics venture platform.

2012

  • 2012 was a very active year for leasing, with the remaining spaces at the Cajamar Police Station and Manaus II Police Station being leased, totaling 66,000 square meters in new contracts.

2013

  • In 2013, projects began for the development of DP Embu II, Hines’ second logistics project in the Embu das Artes region.
  • Two plots of land were acquired for the construction of additional projects under the Distribution Park brand: one in Xerém, an industrial district of Duque de Caxias, in the Rio de Janeiro metropolitan area; and the other in the industrial district of the city of Manaus, Hines’ third industrial project in that city.

2014

  • In 2014, Hines began and completed construction of the Embu II DP, a LEED Pre-Certified project.
  • Construction began on the Duque de Caxias DP, RJ, and the third logistics project in Manaus, the Manaus III DP, with deliveries scheduled for early 2015 and 2016, respectively.
  • Construction of an expansion of the warehouse leased by Adidas at the Embu I DP.

2015

  • In the industrial segment, the Distribution Park Duque de Caxias project in Rio de Janeiro, with 69,870 square meters, and the DP Embu II project in São Paulo, with 52,245 square meters, which received LEED Gold certification, were completed.
  • The Adidas expansion project in DP Embu I was also delivered.

2016

  • Hines begins 2016 with the delivery of DP Manaus III, Hines’ third logistics park in Manaus, consolidating the company as the largest developer in the region. DP Manaus III is located in the Industrial District and consists of three warehouses with a total area of ​​133,000 square meters.
  • Despite the year of crisis in Brazil, Hines achieved 100% leasing at DP Embu II, with 39,640 square meters leased to Reckitt Benckinser, the world’s largest producer of cleaning products and a major producer of hygiene and health items; and 12,570 square meters to Kuehne+Nagel, a company operating in the logistics sector.

2017

  • This year, DP Manaus III leased nearly 15,000 square meters to a giant in the home appliance market, Electrolux, increasing the occupancy rate in the three parks in the Manaus region.
  • In a year of recovery (due to the 2016 economic crisis), DP Manaus II closed two new modules, with tenant Ardagh, reaching over 10,000 square meters leased in this partnership.

2018

  • One of the largest companies in the logistics sector, JSL, renews its contract with DP Rio.
  • In the same year, Transmaroni arrives to occupy 17,500 square meters at DP Dutra.
  • In São Paulo, in one of the most sought-after areas by companies, DP Cajamar signs a contract with Loggi, which will occupy 27,000 square meters in three modules.

2019

  • Occupancy rates in São Paulo region parks increased significantly with the arrival of Health Log and Cremer, Mafra Group companies, leasing three modules at the Cajamar DP, totaling nearly 13,000 square meters in new contracts.
  • At the end of 2019, the world was about to change its perceptions of how to do new business.

2020

  • With the arrival of the novel Coronavirus, the world experienced a major economic shock, and the logistics market excelled amid the crisis.
  • Distribution Park performed exceptionally well, expanding its portfolio of new clients and renewing contracts with existing ones.
  • The warehouses’ excellent performance during the crisis year was marked by 125,000 square meters in new contracts and 140,000 square meters in renewals, resulting in a total of 265,000 square meters contracted.
  • 2020 was a record year for Distribution Park and further opened up new opportunities for 2021.

2021

  • Distribution Park – 92% of the total area leased.
  • DP Dutra, DP Manaus II, and DP Embu I – 100% leased.
  • 271,000 m² leased during the year, of which 126,000 m² was leased in Manaus alone.

2022

  • Distribution Park – reached 94% of the total area leased.
  • 77,000 m² of leases in the DP portfolio.
  • 5 logistics condominiums 100% leased (Manaus I, Manaus II, Manaus III, Embu I, and Rio).

2023

  • Retrofit of Shed 7 at Embu I Police Station.
  • Construction begins on Shed 9 at Embu I Police Station.

2024

  • Completion and leasing of the G9 at DP Embu I.
  • DP Embu II and Manaus III 100% leased.
  • Race events in the 3 regions – DP Run Embu I, DP Run Dutra, and DP Run Manaus III.
