1998
- Hines enters the South American market with a regional office in São Paulo.
- The company is chosen for the development of its first venture with 55,700 square metres in the Faria Lima region.
1999
Hines wins a tender for the development of a custom-built distribution centre for Unilever, to be operated by DHL, and acquires land in Louveira, in the interior of São Paulo.
2000
Hines develops the concept of Distribution Park, launching DP Louveira, strategically located in one of Brazil's key logistics corridors.
2005
Hines wins tender to add two new distribution centres for DHL and Kraft Foods.
2006
- The DC build-to-suit for DHL and Kraft is finalised, plus a second speculative warehouse at DP Louveira. Together they add 49,700 square metres to Hines' logistics portfolio.
- The company's industrial portfolio is further expanded with the completion of the DC for DHL and Kraft in Araucária, Paraná.
2007
Hines' industrial property portfolio continues to grow with the acquisition of DP Rio, with 64,000 square metres, and the construction of two other warehouses in Louveira.
2008
- The construction of DP Embu I is finished, with 150,000 square meters.
- A warehouse is acquired in Osasco and five other distribution parks are incorporated, totalling 450,000 square metres.
- Another expansion of Distribution Park Louveira.
- Acquisition of land in Cajamar for a new DC.
- Retrofit of a logistics centre near the Guarulhos International Airport.
- New CD on the Presidente Dutra Highway in Rio de Janeiro.
- Acquisition of land in Manaus for the development of Hines' first DC in the city.
- A total of 271,000 square metres of logistics area is leased in 2008.
- Among the tenants are Adidas, Walmart, Decathlon, DHL, CEVA and DrogaRaia.
- That same year, Hines REIT acquires 149,000 square metres of logistics space in five buildings.
2009
- In this period, 110,000 square meters of logistics area were leased in the Embu I, Manaus I and Guarulhos PDs. Among the tenants are Carrefour, Kasinski, WalMart (leasing its second warehouse), Sat Log and Sete Estradas.
- Some of Hines' logistics parks were delivered this year: DP Louveira (warehouses 8 and 9) and the first phase of DP Cajamar.
- Hines has also started construction of the first phase of Distribution Park Dutra, a 47,900 square metrewarehouse.
2010
- Hines and an American pension fund form a fund focused on industrial and residential platforms, with a total investment of US$200 million.
- Louveira DP warehouses 8 and 9 are sold and operations achieve record returns for the investor.
- The fund has seven other industrial/warehouse properties with vacancy of only 8%.
- The Avon DC is delivered, with 85,000 square metres.
- Hines do Brasil leases a total of 222,000 square metres in 14 different transactions.
- Two new projects are approved, bringing to 15 the number of investments in industrial assets of Hines do Brasil in 13 years.
2011
- Hines starts the construction of two more logistic parks, in Manaus and Embu, responding to the strong demand in these markets.
- Hines approves with US pension fund a new US$152 million contribution to the successful logistics venture platform.
2012
2012 was a very active year for leasing, where the remaining DP Cajamar and DP Manaus II spaces were leased, totalling 66,000 square metres in new contracts.
2013
- In 2013, projects were started for the development of DP Embu II, Hines' second logistics venture in the Embu das Artes region.
- Two plots of land are acquired for the construction of further developments under the Distribution Park brand, one in Xerém, the industrial district of Duque de Caxias, in the Rio de Janeiro metropolitan region; and the other in the industrial district of the city of Manaus, Hines' third industrial venture in that city.
2014
- In 2014, Hines started and completed the construction of DP Embu II, a LEED Pre-Certified development.
- Construction began on the DP Duque de Caxias, RJ, and on the third logistics undertaking in Manaus, the DP Manaus III, with deliveries planned for early 2015 and 2016 respectively.
- Construction of an expansion of the warehouse leased by Adidas in DP Embu I.
2015
- In the industrial segment, the Distribution Park Duque de Caxias, in Rio de Janeiro, with 69,870 square metres, and the DP Embu II, in São Paulo, with 52,245 square metres, which received LEED Gold certification, were concluded.
- Also delivered was the expansion of Adidas in DP Embu I.
2016
- Hines starts the year 2016 with the delivery of DP Manaus III, the third logistics park of Hines in Manaus, which consolidates the company as the largest entrepreneur in the region. DP Manaus III is located in the Industrial District and is composed of three warehouses with a total area of 133,000 square meters.
- Despite the crisis year in Brazil, Hines achieved 100% leasing in DP Embu II, with 39,640 square meters leased to Reckitt Benckinser, the world's largest producer of cleaning products and a large producer of hygiene and health items; and 12,570 square meters leased to Kuehne+Nagel, a company active in the logistics sector.
2017
- This year, DP Manaus III rents almost 15,000 square metres to a giant in the home appliances market, Electrolux, increasing the percentage occupied in the three parks in the Manaus region.
- In a year of recovery (due to the economic crisis of 2016), DP Manaus II closes two new modules, with tenant Ardagh, reaching more than 10,000 square meters leased in this partnership.
2018
- One of the biggest companies in the logistics sector, JSL, renews its contract with DP Rio.
- In the same year, Transmaroni arrives to occupy 17,500 square metres in DP Dutra.
- In São Paulo, in one of the areas most sought after by companies, DP Cajamar signs a contract with Loggi, which now occupies 27,000 square metres in 3 modules.
2019
- Occupancy in the parks of the São Paulo region increases significantly with the arrival of Health Log and Cremer, companies of the Mafra Group, renting 3 modules in DP Cajamar, totaling almost 13,000 square meters in new contracts.
- By the end of 2019, the world was about to change its perceptions of how to do new business.
2020
- With the arrival of the new Coronavirus, the world went through a major economic shake-up and the logistics market stood out in the midst of the crisis.
- Distribution Park performed out of the curve and expanded its portfolio of new clients, as well as renewing contracts with existing clients.
- The excellent performance of the warehouses in a year of crisis was marked by 125,000 square metres in new contracts, 140,000 square metres in renovations, resulting in a total of 265,000 square metres contracted.
- 2020 was a record year for Distribution Park and further opened up the new opportunities for 2021.
